Finding a reputable management company
is as important as your initial inquiry into purchasing an investment / vacation home in Central Florida.
Orlando Properties & Investments, Inc. is not a management
company. We are not financially affiliated with any management companies.
For this reason, we will give you true INDEPENDENT ADVICE on what
to look for in a management company and even refer you to some good
honest reputable companies for your investment.
Even though we will give you 2 to 3 different names of management
companies, we still strongly urge you to complete your own interview
and evaluation of each company. If you do find a management company
on your own, our 15 years of experience in this industry will still
guide you in choosing a company that is most suitable for your needs.
The 2 main reasons for requiring a management company is to maintain
the quality and standards of your home and also to provide a return
on investment by placing rentals and/or bookings into your home.

Basic Management
Services - general overseeing and inspecting your
home, checking in and out guest, collecting money and similar
services. |

& Bookkeeping Service - paying of all monthly
utility, lawn service, pool maintenance, sales tax, etc. |

Pool Maintenance
- overseeing a pool company in keeping your pool clean and well
balanced with the required chemicals on a weekly basis. |

Lawn Maintenance
- overseeing a lawn company in cutting, trimming and weeding
your lawn as needed (once a week in the summer and bi-weekly
in the winter months). |

Pest Control
- overseeing a company that keeps your home free of bugs and pests

Cleans
- coordinating the cleaning of the inside of your home upon
the departure of a guest or tenant with a cleaning company and or cleaning
person. |

Maintenance
- standard maintenance includes changing light bulbs, changing
A/C air filters, dealing with plumbing and electrical issues
and anything else that may be required to maintain the adequate
functioning of your home. |

Reservations
- depending upon the agreement you make with the management
company: the management company will place all bookings into
your home, the management company and yourself will place bookings
into your home or you will place all bookings and inform the
management company of all guest arrival dates. (Normally when
management companies get involved with placing bookings into
your home, they will retain a 20% to 30% commission on all
retails rates they achieve for your home.) For Long Term Rentals: management companies typically charge 1/2 month's rent, plus 10% of the gross amount of monthly rent collected as their basic management fee. |
