Marketing Your
Home/Investment to Maximize Your Rental Return
For short-term rental homes, there are several ways to market your Home/Villa. The method,
or combination, will depend on how much work you wish to undertake
yourself.
1) Holiday Villa Magazines
There are several quality villa magazines including
Private Villas and 'Holiday Villas', among others. A sixth
of a page advert with a color photo costs about £450 to £550
per year and with the two magazines mentioned, your advert is also listed
on their web site. There are 6 issues per year and these are widely
available from newsagents and supermarkets, etc. Guests will contact
you at home to enquire about availability so you will need to be willing
to accept enquiries at home (from our experience, most people call
in the early evening on weekdays).
2) The World Wide Web
There are many web sites dedicated to villa rentals or
you can create your own web site. The advantage of the web is that
you can reach a worldwide audience for a fairly small cost. Again
you will need to be prepared to deal with the bookings
yourself.
3) Local Newspaper Advertising
The small ads in the local free papers can be extremely effective
and the costs are minimal.
4) Management Company
Most management companies in Florida offer to find bookings for
you. This method requires no effort on your behalf but the gross weekly
rate may be less than other methods and the management company will
take a booking fee (typically 20% to 30%). Management companies often
deal direct with tour operators and will also accept last minute bookings
from people 'walking in off the street'. You may, in the majority of
arrangements, reserve certain weeks for your own use in advance and
also market the villa by other means as well. Management companies
are certainly very useful for filling gaps in your booking diary.
You will need to have 100% trust in your management company before
you allow them to 'take over' your villa bookings completely. We can

5) Employment
Networking with co-workers is a very good way to rent your home. If
your company provides a newsletter for its employees and/or its clients,
this may be a great place to advertise your home.
6) Self-Employed Business
If you are self-employed and have your own business, networking
with clients and customers can be quite effective in renting out your
home.
7) Family and Friends
If you have a large family and/or group of friends, this is also a great way to network
the advertising of your home.
Always remember to keep up the quality standards of your home. Once
you start to develop a steady base of vacationers/renters, it is very
important to maintain their loyalty. This can be achieved by maintaining
a constant level of quality during each of their visits. In turn,
their satisfaction will insure their referral of your home to their
family and friends. The word of mouth concept is still
the best form of advertising you can ever get for your home. |
